Clear the room and prep

Remove all furniture, rugs, and baseboards. Countersink any protruding nails.

Rent a drum sander

A local equipment rental shop will have one for ~$60/day. Get an edger for $35/day for corners.

Sand in three passes

Start with 36-grit to remove the old finish, then 60-grit, finally 100-grit. Always sand with the grain.

Vacuum thoroughly

Dust will ruin your finish. Vacuum, then tack-cloth the entire floor until a cloth comes up clean.

Apply stain (optional)

If changing color, apply stain with a brush or pad, wipe excess after 5 minutes. Let dry 24 hours.

Apply polyurethane

Apply 3 thin coats of water-based poly with a lambswool applicator. Sand lightly with 220-grit between coats.
